Two disclosed Nantucket sales span $250,000 to $750,000 in July
NANTUCKET -- Six property transfers were recorded at the Nantucket County Registry of Deeds between July 10 and August 8, with lending institutions appearing as either buyer or seller in four of the six transactions. Only two of the six deeds disclosed a sale price.
MARKET OVERVIEW Six sales were recorded during the period. Of those, two listed a consideration amount, ranging from $250,000 to $750,000, with a median of $500,000. Because price data is available for only a third of recorded transfers, the raw count of six deeds is the most reliable indicator of activity for the period; four transactions carried no disclosed price, which is common for certain deed types and does not by itself indicate low or high market activity.
TOP SALES The highest-priced transaction was recorded July 14 at a Nantucket address, at $750,000. The seller was Samuel J. Aloisi, trustee of the Samuel J. Aloisi Revocable Trust; the buyer was Rockland Trust Co.
The second-highest disclosed sale was 11 Spring Street, Unit 3, in the 96 Orange Street Condominium, which sold July 14 for $250,000. The seller was the Orange Street Condominium, through trustee Kelly A. Burke; the buyer was Cape Cod Five Cents Savings Bank.
The remaining four transactions in the dataset did not disclose a sale price: 216 Cliff Road, 61 Fair Street, 5 Nonantum Avenue and 5 Cottage Avenue.
NEIGHBORHOOD BREAKDOWN No street name appeared more than once in the dataset, so sales are broken out by price tier instead. Aloisi Revocable Trust; the deed data does not indicate whether this reflects a broader estate or family-transfer pattern beyond this single sale.
