Nantucket's Only Priced Sale This Period Tops $2.7 Million on Sconset Avenue

NANTUCKET -- Nine property transfers were recorded at the Nantucket County Registry of Deeds between Aug. 21 and Sept. 19, but only one so far carries a sale price: a $2,750,200 transaction on Sconset Avenue. The other eight are still awaiting price data, which typically posts to the registry within about a week of recording.

MARKET OVERVIEW

Nine sales were recorded during the period. Of those, one has a posted price: $2,750,200, for a lot at 2 Sconset Avenue. Because that single transaction currently defines both the price range and the median, those figures should be read as provisional; eight of nine deeds have not yet had consideration amounts entered into the registry record. With price data this incomplete, it is too early to characterize the period as active or quiet based on dollar volume. The raw count, nine deeds in four weeks, is the only reliable measure available right now.

TOP SALES

The lone priced sale this period was 2 Sconset Avenue Lot 7 (Plat Book 14, Page 9), which sold for $2,750,200 on Aug. 24. Walter J. Folger and Timothy Folger sold the property to Sconset Avenue LLC. No bed, bath or square footage data was available from the deed record.

The remaining eight transactions recorded during the period do not yet have prices on file: an unaddressed Nantucket Islands Land Bank parcel sold to Erin Zircher and Samuel Shamoun; 2 Sconset Avenue, transferred by Walter and Veronica Folger; 41 Pleasant Street, sold by Martin T. and Mary Karen Lanigan to Hingham Institution for Savings; 15 North Water Street, sold by Nantucket Town Conservation to North Water LLC; two deeds for 17 Warren Street involving Penelope Dey; 1 Cranberry Lane, transferred by Mortgage Electronic Registration Systems Inc. to Dustin Maury; and 89 Hummock Pond Road, transferred by Bank of America N.A. to Rebecca C. and Michael T. Sconset Avenue accounted for two of the nine deeds, both recorded Aug. 24: the $2,750,200 sale of 2 Sconset Avenue Lot 7 from Walter J. and Timothy Folger to Sconset Avenue LLC, and a separate transfer of 2 Sconset Avenue itself from Walter and Veronica Folger, price not yet available.

Warren Street also produced two deeds, both recorded Aug. 21 and both tied to 17 Warren Street: one covering Lot A (Plat Book 13, Page 29), transferred from Penelope Dey to Penelope Dey as trustee, and a second deed for 17 Warren Street recorded from Penelope Dey as trustee. Neither has a posted price.

The remaining five deeds were spread across separate addresses with no street overlap: an unaddressed Nantucket Islands Land Bank parcel, 41 Pleasant Street, 15 North Water Street, 1 Cranberry Lane and 89 Hummock Pond Road.

MARKET NOTES

No bed, bath or square footage figures were available for any of the nine deeds, so no price-per-square-foot comparison is possible this period. Two of the nine deeds, both for 17 Warren Street, moved title into a trust held under the same name, Penelope Dey. Two entries involve lenders directly: Mortgage Electronic Registration Systems Inc. appears as seller of 1 Cranberry Lane, and Bank of America N.A. appears as seller of 89 Hummock Pond Road. Hingham Institution for Savings appears as buyer of record for 41 Pleasant Street. The Nantucket Islands Land Bank and Nantucket Town Conservation each appear as sellers on separate parcels. With pricing available for only one of nine deeds, a broader read on property-type mix or valuation trends will need to wait for the registry to catch up.
