NANTUCKET -- Only one of the 10 property transfers recorded at the Nantucket County Registry of Deeds from Aug. 28 through Sept. 26 includes a sale price so far, a $2,170,000 deed for a lot on Orange Street. The remaining nine transactions have not yet posted consideration amounts to the registry.

Because just one of the 10 deeds carries a price so far, the reported range and median, both $2,170,000, reflect that single transaction rather than a representative picture of the period's market. Prices for the other nine transfers had not posted to the registry as of this report. Sale prices typically appear in registry data within about a week of a deed's recording, so most of those figures should surface in the coming days. Taken on its own, a count of 10 recorded transfers over four weeks is consistent with ordinary registry volume for Nantucket, though the limited price data available this period makes it difficult to characterize the market as active or quiet beyond that raw count.

TOP SALES 161 Orange Street Lot A (Plan Book 13, Page 40) sold Aug. 31 for $2,170,000. The seller was Orange Street L P; the buyer was North Easton Savings Bank. Bed, bath and square-footage figures are not available from deed records. This is the only transaction in the period with a recorded sale price, so a full ranking of the month's top sales by price is not yet possible; it will become clearer as the remaining nine considerations post to the registry.

One additional transfer, 161 Orange Street Lot A, named a bank, North Easton Savings Bank, as the buyer rather than the seller. Buyers named in the period's deeds included two individuals taking title jointly (28 Cato Lane), a trustee holding title for a nominee trust (2 Paupamo Way, to Andrew C. Shull as trustee of the Paupamo Way Nominee Trust) and a nonprofit school, Montessori Childrens House of Nantucket (9 Bailey Road).
